But sometimes people will knowingly pay a premium.

You need to work out what is the:

• Bargain price
• Fair price
• Premium price

Which one of these you are willing to pay depends on how good a fit the property is to your requirements, and how much you love it.

Some buyers will consciously be willing to pay a premium because for them the property is such a good fit that its not really a premium for them.

Some buyers will see a property they don’t mind but don’t love … and decide that they will only proceed if they can buy it at a bargain price.

The most important thing is that whatever you do should be done consciously and optimally.
